A first address in a district being written from scratch
Turf City spent seven decades as a racecourse and then a low-rise lifestyle enclave. Dunearn House is the first private residential development to rise on it — five blocks set across a 145,256 sq ft site, two rising to 19 storeys and three held at 10, arranged so that the ground plane stays open and planted rather than paved.
The site sits on the Bukit Timah side of the Green Corridor, with the Rail Corridor, Bukit Timah Hill and the Botanic Gardens all within a short ride, and Sixth Avenue on the Downtown Line a four-minute walk from the gate.
Six things that make the case
Turf City is planned for thousands of homes over the coming decades. Dunearn House is the first, which means no comparable resale stock and no competing launch in the immediate precinct.
Sixth Avenue on the Downtown Line is a four-minute walk. Turf City station on the Cross Island Line, due around 2032, lands roughly seven minutes away on the other side of the site.
Methodist Girls' School, Nanyang Girls' High and Hwa Chong Institution all sit within the surrounding catchment, with preschools along Sixth Avenue itself.
The Rail Corridor, the planned elevated linear park along the Bukit Timah–Rochor stretch, Bukit Timah Hill and the Coast-to-Coast Trail are all reachable without a car.
Remaining stock is transacting from S$3,030 psf, which is measured against a Core Central Region cohort that has been clearing well above that through 2026.
More than half the development was taken up between the May preview and end-August 2026, leaving 144 homes available across the full range of layouts.

Built by a three-way joint venture
Dunearn House is developed by Phoenix Dunearn Pte Ltd, the vehicle formed by Frasers Property, CSC Land Group and Sekisui House to take the site at the June 2025 Government Land Sales tender. The three partners have delivered projects together across Singapore before, and each brings a different half of the job.
